Immediately adjacent to the wester edge of Cheltenham, the site has been allocated for a residential-led urban extension as part of the wider Golden Valley Development Area – a strategic location intended to support growth and prosperity across the authority boundaries of Cheltenham and Tewkesbury Borough Councils. The site sits alongside the existing GCHQ facility and the emerging Cyber Central employment area.
Define has provided masterplanning and landscape design services for the landowner and preferred master-developer to support proposals for a new community of over 1,000 homes. The scheme incorporates a range of complementary uses, including a local centre, a 2FE secondary school, and a connected network of multi-functional open spaces, including a SANG (Suitable Alternative Natural Greenspace).
Context
Situated on undulating land with long views to the north and west across the Vale of Gloucester toward the Malverns, the project delivers a distinctive, sustainable community arranged across several phases. The development is set within an extensive, multi-functional landscape structure with new planting and reinstated historic hedgerows.
The solution
The proposals have been planned and designed to ensure strong connections to the wider area. The site’s position creates a number of varied and distinctive edge conditions, interfacing with other parts of the wider allocation — which will benefit from the same new connections, local facilities, and open spaces — as well as with the existing urban edge of Cheltenham, including areas with differing urban grain and socio-economic character.
The new community will deliver the components required to support the health and well-being of new and neighbouring residents, maximise opportunities for sustainable travel, and create distinctive, thriving places. It will also promote low-carbon lifestyles and biodiversity enhancement.
Define has supported the submission of the Outline Planning Application through the provision of masterplanning and landscape design services, as well as the production of a Site-Wide Strategic Design Code and a detailed Design Code for the early phases of development.
