Streethay lies to the north east of, and directly adjoins, the City of Lichfield. It is a highly sustainable location that has already experienced recent residential development and had been identified as a suitable location for further strategic scale growth in a draft Lichfield Local Plan.
The site’s proposed allocation for development demonstrated its sustainability credentials and sought to address the significant unmet housing needs in Lichfield and neighbouring authority areas. Whilst the Local Plan was subsequently withdrawn, the site remains a significant opportunity to deliver much needed homes in advance of the new Local Plan coming forward. Accordingly, alongside continued promotion through the Local Plan process, Define has prepared and submitted an outline planning application to unlock the early delivery of new homes in this sustainable location.
The application proposals
Our Masterplan for the site is underpinned by a clear and robust set of design principles, developed through a collaborative approach across the project team. Key to the success of the Masterplan is the creation of multi-functional open space at the heart of the scheme, echoing the character of recent development adjacent to the development site.
Ensuring strong connectivity throughout the site and into the surrounding area has been a key consideration throughout the design process. This has been achieved through a network of attractive, safe and legible green corridors that also protect ecology, deliver biodiversity net gain, and provide an appropriate buffer to a neighbouring Scheduled Monument. These corridors also offer interesting and engaging recreational routes, incorporating ‘play on the way’ features and linking to larger open spaces at the heart of the scheme.
The Design and Access Statement prepared by Define includes a Strategic Design Code, which sets out how the Masterplan principles and green infrastructure strategy will ensure the delivery of an attractive and landscape-led new neighbourhood that integrates seamlessly with Streethay.
