Overview

Define Planning and Design was appointed to shape the expansion of Indurent’s industrial and logistics park at Tamworth – having previously provided landscape expert witness advice on the existing employment park – providing landscape planning leadership to support the next phase of development at this strategically important employment location.

The expansion proposals required a carefully coordinated approach, balancing increased development capacity with landscape, visual and green infrastructure considerations, while ensuring the expanded park would integrate successfully with both the existing consented development and its wider setting.
Our role
Define led the outline planning application, preparing the Design & Access Statement and scheme parameter plans for the outline development areas. Our work established a robust, flexible framework to guide future detailed proposals while ensuring that landscape, visual and green infrastructure considerations were embedded from the outset.

Our role focused on defining how new development could be accommodated sensitively and efficiently, while retaining flexibility for future occupiers.

Key elements of our work included:
  • Landscape-led site analysis and baseline assessment, establishing a clear understanding of landscape character, visual sensitivity and environmental constraints
  • Preparation of outline parameter plans, defining development zones, building heights, landscape buffers and green infrastructure corridors
  • Design & Access Statement authorship, clearly articulating the design evolution, response to context and alignment with planning policy and best practice
  • Landscape and Visual Impact Assessment, providing GLVIA-compliant appraisal to inform design decisions and support the planning submissions
  • Green infrastructure coordination, ensuring drainage, ecology and landscape mitigation were integrated into a coherent site-wide strategy
    Alongside the outline application, Define also played a central role in shaping the detailed proposals for specific plots within the expansion area, working collaboratively with architects, engineers, ecologists, drainage and highways consultants to refine layouts, massing and mitigation measures.
    Landscape, visual and green infrastructure integration
    Define’s work ensured that landscape and visual considerations were integral to the expansion strategy, using visualisation techniques to test the effects of development in views from surrounding areas to inform decisions on building height, siting and landform.

    A coordinated green infrastructure strategy was developed to support the expansion, integrating sustainable drainage, ecological enhancement and landscape structure to create a cohesive and resilient framework across both the existing and expanded areas of the park.

    Legacy expertise and planning support

    Define’s involvement in the expansion project builds on our earlier role as expert witness for the existing employment park, where our evidence on landscape and visual matters enabled policy concerns over effects to a green gap to be overcome and outline planning permission to be granted.

    The outcome

    Define has helped Indurent to progress both outline and detailed proposals, to ensure that they respect landscape character, manage visual effects and optimise green infrastructure, while supporting the continued growth of this strategically important industrial and logistics location.
