Overview

Define Planning and Design provided landscape planning, design strategy and green infrastructure leadership for the Langleybury Film Hub, a flagship cultural and creative industries development centred on the historic Langleybury Mansion and estate near Kings Langley, Hertfordshire. The hybrid planning consent enables the sensitive transformation of the site, integrating film and television production facilities, support buildings and educational uses within the parkland setting of the Grade II* listed mansion.

The scheme responds to the site’s longstanding use as a filming location and broader ambitions to create a dynamic hub for film and TV activity, including sound stages, workshops, production offices, training facilities and ancillary uses, alongside redesigned access, car parking and landscape enhancements.
Our role
Define’s landscape planning team provided a comprehensive suite of services that were instrumental throughout preparation, submission and determination of the application:
  • Landscape planning & design strategy: Led the development of landscape approaches that conserved and enhanced the estate’s historic parkland, balancing new facilities with landscape setting.
  • Green infrastructure and biodiversity strategy: Developed an integrated Green and Blue Infrastructure framework to maximise biodiversity, enhance natural capital and support public accessibility across the site.
  • Masterplanning support and parameter-based landscape rationale: Provided landscape rationale to inform parameter plans and help define the extent, siting and scale of built elements in relation to landscape and heritage assets.
  • Design coordination and planning submission support: Contributed technical expertise to design packages, responding to planning authority queries on landscape, Green Belt and environmental integration.

    Planning context and outcomes
    The hybrid planning application secured outline and detailed elements of consent for a comprehensive Film Hub, informed by extensive technical evidence and design work. The consent supports a long-term vision to repair, reuse and adapt heritage buildings, and to create complementary facilities that enhance the site’s role in the creative sector while safeguarding landscape and heritage values.

    Langleybury Film Hub was recognised with a Building with Nature Design Award in acknowledgement of its high-quality green infrastructure strategy and commitment to enhancing biodiversity, public access and landscape integration at an early stage in design.
