Define has supported the promotion of a carefully designed residential development in Bloxham, Oxfordshire. From the outset, we recognised the sensitivity of the site, both in terms of its setting and political context. The presence of strong and mature tree-lined hedgerow and existing constraints informed a thorough assessment of the development potential, leading to a landscape-led masterplan that protects and enhances existing assets, minimises visual impact, and provides a high quality, attractive environment for new residents.
While the emerging Local Plan did not identify specific allocations within the village, a clear opportunity arose in response to housing land supply pressures and changes to national planning policy. Following positive pre-application engagement with the Council, an outline planning application was submitted in August 2024. The application progressed efficiently, with outline planning permission granted in May 2025, demonstrating the strength of the masterplan-led approach.
