Overview

Define has provided planning and urban design expertise to unlock a major commercial development opportunity at the former RAF Woolfox Lodge, a highly accessible site next to the A1 in Rutland.

The site’s potential was recognised by the Council in their emerging Local Plan, which identified land for commercial development to meet the needs and demands arising in this location. Building on this, our work supported an ambitious proposal to enable the expansion of an existing industry-leading business and key regional employer, requiring a site larger than the draft allocation.
The outcome
Working closely with the consultant team and local authority, we demonstrated the clear economic, employment and investment benefits of delivering the larger site through an outline planning application and engagement in the Local Plan examination process. Despite the urgency of the business’s expansion needs, a coordinated and proactive planning strategy resulted in outline planning permission being secured in 2024 for the full site.

This success has unlocked significant inward investment, supporting job creation, business growth and long-term economic prosperity for Rutland and the wider region.
